Demolition and disposal

Removing the existing surface and hauling it out. Priced by volume and tipping fees, not by area.

Excavation and sub-base

Grading to depth and compacting clean stone. The single largest driver of long-term cracking.

Forming

Setting and bracing edge forms to line and grade. Curves and steps cost more than straight runs.

Reinforcement

Welded wire, rebar mat or fiber. Specification depends on load and soil.

Concrete supply

Mix design, delivery and short-load fees. Higher PSI and fiber add cost per yard.

Placement and finishing

Labour at the pour, including finish type and control joint layout.

Curing and sealing

Cure compound or wet cure, plus optional sealer on decorative work.

What drives the range

Area and thickness

A typical job in this category is about 480 square feet. Below roughly half that size, mobilisation and short-load fees dominate and the effective rate rises above $55 per square foot.

Sub-base condition

Undercutting soft soil and importing compacted stone is the most common change order. It is also the difference between a slab that lasts decades and one that cracks in the first winter.

Demolition and disposal

Removing an existing surface is priced by volume and tipping fees, not by area. Reinforced or double-poured slabs can double this line.

Reinforcement and mix

Fiber, welded wire or a rebar mat, and the specified PSI, move material cost per cubic yard. Heavier vehicle loads justify the upgrade.

Access

If the truck cannot reach the pour, concrete is moved by buggy, pump or wheelbarrow. Each step away from a direct chute adds labour hours.

Finish and detail

Finish work is the widest part of the $22–$55 band. Colour, borders, steps and curves all add finishing labour rather than material.

Regional variation

Dense metro markets

Labour, disposal and parking or street-occupancy permits push the rate to the top of the band, sometimes past it.

Suburban corridors

The middle of the band. Competition among established crews keeps pricing honest and access is usually straightforward.

Rural work

Material and crew travel are the swing factor. Short-load and delivery surcharges hit small projects hardest.

Freeze-thaw climates

Air-entrained mix, deeper stone base and frost-depth footings add cost that warm-climate quotes will not include.

Foundations cost questions

What is the average cost of concrete foundations?
The national mid-range is about $18,480 for a 480 square foot project, inside a normal range of $9,500 to $38,000.
Why do quotes for the same job vary so widely?
Because they are rarely the same job. Slab thickness, reinforcement, how much stone is imported, whether the old surface is hauled away and the finish specified can differ by a factor of two between two proposals for one driveway.
Is a lower price per square foot always better value?
A quote well below $22 per square foot usually means thinner concrete, no reinforcement, or a sub-base that was skipped. That saving is spent again within a decade.
Does project size change the rate?
Yes. Small projects carry the same mobilisation, short-load and finishing crew costs as large ones, so anything under roughly 240 square feet prices near the top of the band.
What is not usually included in a quote?
Unknown sub-grade conditions, utility relocation, engineered drawings where required, and landscape restoration. Ask for those to be priced as named allowances rather than discovered mid-job.
